B Ward Constructions is not a volume builder. Brodie is directly involved in reviewing the job, planning the build, coordinating trades and checking the work on site. This keeps communication straightforward and gives you a clear point of contact throughout construction.

Our focus is on building a limited number of projects properly, with attention to the structure, interfaces, waterproofing, carpentry details and finishes that affect how the home performs long after handover.

Our New Build Process

1. Initial project review

We start by discussing your block, design ideas, budget expectations, timing and the documents already available. If you have plans, engineering or planning information, send them through with the property address.

2. Site meeting and buildability review

Brodie meets you on site to review access, levels, neighbouring properties, existing structures and services. Early site knowledge helps identify practical issues before they become expensive changes.

3. Design development

If the design is still being developed, we can provide practical construction input and work alongside your building designer, architect, engineer, surveyor, planner and certifier. The aim is to reach a coordinated design that can be approved, priced and built.

4. Planning and building approvals

The property and design are checked against Brisbane City Plan and the relevant building requirements. If a development application is required, it is generally prepared by the appropriate planning and design consultants. Building approval is issued by a licensed building certifier.

5. Detailed pricing and contract

Once the plans, engineering, specifications and selections are sufficiently developed, we prepare detailed pricing. The final scope, allowances, exclusions, programme and payment stages are documented in the building contract.

6. Pre-construction

Before site work starts, we confirm the approvals, insurance, final construction documents, selections, trade scheduling, temporary services, site access and any special conditions that apply to the property.

7. Construction

The build progresses through site establishment, earthworks, foundations, frame, enclosed stage, services, linings, cabinetry, finishes and external works. Required inspections and consultant sign-offs are coordinated at the appropriate stages.

8. Practical completion and handover

When the home reaches practical completion, we complete a final review with you, record any agreed minor items and prepare the home for handover. Relevant warranties, manuals and certification documents are provided as applicable to the project.

Brisbane Approvals for a New House

Before a new house is designed, key property information should be confirmed using Brisbane City Plan. The project team must check the zone, lot size, overlays, neighbourhood plan and applicable codes. Council identifies a range of overlays that may make a new house code assessable, including flood, bushfire, landslide, heritage, pre-1911 and traditional building character overlays.

If the house is accepted development and meets all applicable acceptable outcomes, a separate planning approval may not be required. If the proposal is code assessable, a development application must be lodged with Brisbane City Council and assessed against the relevant codes.

Every new detached house is a Class 1a building and requires building approval. A licensed building certifier assesses the detailed plans against the National Construction Code, Queensland Development Code and relevant building provisions. A siting variation or Council referral response may be required where a design does not meet applicable boundary setback or siting standards.

Can you build from plans we already have?

Yes. Send through the architectural drawings, engineering, approvals and specifications available. We can review the documentation and advise whether it is developed enough for accurate pricing.

Can you help before the plans are finished?

Yes. Early builder input can help identify site access, structural, sequencing and material issues before the design is finalised. Design and statutory approvals remain the responsibility of the appointed qualified consultants.

Do all new houses need Brisbane City Council planning approval?

No. Some new houses are accepted development under Brisbane City Plan when they meet all applicable requirements. Others require a development application because of the site, overlays or design. Every new house still requires building approval from a licensed building certifier.

Do you build on narrow or sloping blocks?

Yes, subject to a review of the site, plans, access and project requirements. These blocks often require additional survey, engineering, retaining, drainage and construction planning.

How early should we contact you?

Ideally during design development, before the drawings and major selections are locked in. This allows construction input to be considered while changes are easier to make.
