Check Demolition Controls First
Not every Brisbane house can be demolished.
Planning approval may be required where the property:
Is a local or state heritage place
Is affected by the Pre-1911 building overlay
Is within the Traditional building character overlay
Contains a protected character building
Is affected by demolition provisions within a neighbourhood plan
Planning approval is generally required to demolish an entire building built before 1946 within the Traditional building character overlay.
A licensed building certifier should also confirm whether building approval is required for the demolition work.

1. Initial Feasibility
We discuss the property, the type of home you want to build, your preferred timing and realistic budget expectations.
2. Property Investigation
The project team reviews the site’s zoning, overlays, neighbourhood plan, access, services, flooding, slope, vegetation and other relevant constraints.
A feature survey, soil test and specialist consultant advice may be required.
3. Confirm the Demolition Pathway
A town planner and building certifier can confirm the approvals required to demolish or remove the existing building.
Demolition cannot proceed until the necessary approvals have been obtained and their conditions can be met.
4. Design the New Home
Your architect or building designer develops a home that responds to the block, neighbourhood and applicable planning requirements.
Brodie can provide practical input regarding access, structure, materials, construction sequencing and buildability.
5. Planning and Building Approval
The proposed home is assessed against Brisbane City Plan.
Some houses are accepted development when they meet all applicable requirements. Other projects require a development application because of the site, overlays or proposed design.
Every new detached house also requires building approval from a licensed building certifier.
6. Detailed Pricing and Contract
Once the design, engineering, specifications and selections are developed sufficiently, we prepare detailed pricing.
The building contract records the scope, allowances, exclusions, programme and progress payment stages.
7. Demolition and Site Preparation
The existing building is disconnected and demolished by appropriately licensed contractors in accordance with the approved scope.
The site can then be prepared for set-out, earthworks, services and foundations.
8. New Home Construction
Construction progresses through foundations, framing, enclosure, services, internal finishes, external works and mandatory inspections.
9. Completion and Handover
At practical completion, we inspect the home with you, address agreed minor items and provide the applicable certificates, warranties and product information.
